경상남도 창원시와 김해시, 진주시 주택가격 변화의 차이 비교에 관한 연구 (A study on the comparison of differences in housing price changes in Changwon-si, Gimhae-si, and Jinju-si, Gyeongsangnam-do)

초록

본 연구에서는 경상남도에 경기침체가 시작되는 2016년부터 2021년까지 경상남도의 대표적인 도시인 창원시와 김해시, 진주시를 대상으로 각각의 도시에 대한 주택가격 변화의 원인이 무엇인지를 살펴보고, 경상남도 3개의 도시들 간 주택가격의 차이가 무엇인지 파악하는것이 본 연구의 목적이다. 본 연구를 위해 경상남도의 대표적인 도시인 창원시와 진주시, 김해시 3개의 도시에 대한 주택시장의 주요 요인인 아파트 매매가격, 아파트 전세가격, 금리, 통화량, 미분양, 거래량을 통해 3개의 도시들 간 주택가격 변화의 차이를 분석하고자 한다실증분석 결과, 창원시 아파트 매매가격 변화율에 대해 자체변수가 가장 큰 영향을 미치는 것으로 파악되었다. 하지만, 창원시 아파트 매매가격 변화율에 창원시 아파트 전세가격 변화율과 창원시 아파트 매매거래량 변화율, 창원시 아파트 미분양변화율과 같은 다른 변수들의영향도 적지 않는 것으로 파악되었다. 기본적으로 창원시 아파트 전세가격이 증가하면 창원시아파트 매매가격도 증가하는 정(+)의 영향을 미치지만, 이러한 창원시 아파트 매매가격이 증가할 때는 수요가 뒷받침되는 창원시 아파트 매매거래량의 영향력이 큰 것이고, 창원시 아파트 매매가격이 하락할 때는 건설을 통하여 제공된 공급에 대해 수요가 이루어지지 못한다면창원시 아파트 미분양의 영향력이 더 큰 것으로 파악된다. 또한 김해시 아파트 매매가격 변화율에 가장 큰 영향을 미치는 것은 우선, 김해시 아파트 전세가격 변화율이 가장 큰 것으로 나타났고, 그 다음 순서로는 김해시 아파트 미분양변화율과 회사채수익률인 것으로 파악되었다.
김해시 아파트 전세가격이 증가하면 김해시 아파트 매매가격이 상승하는 것은 창원시와 비슷하지만, 김해시 아파트 미분양과 김해시 아파트 매매가격과의 관계가 정(+)의 관계를 가진다는 것이다. 이에 대해서는 김해시의 미분양이 증가하더라도 김해시 아파트 매매가격이 증가한다는 것은 김해시에는 활발한 도시개발사업으로 인한 개발효과가 병행되기 때문에 김해시 아파트 매매가격이 상승하는 것으로 파악되었다. 다른 지역과 다른 결과는 금리인 회사채수익률의 영향력인데, 회사채수익룰이 하락하면 김해시 아파트 매매가격 변화율은 상승하였다. 그리고 진주시 아파트 매매가격 변화율에 가장 큰 영향을 미치는 것은 진주시 아파트 매매거래량변화율이 가장 큰 영향을 미쳤고, 그 다음 순서로는 진주시 아파트 미분양변화율인 것으로 파악되었다. 창원시와 마찬가지로, 진주시 아파트 매매가격이 증가할 때는 수요가 뒷받침되는진주시 아파트 매매거래량의 영향력이 큰 것이고, 진주시 아파트 매매가격이 하락할 때는 건설을 통하여 제공된 공급에 대해 수요가 이루어지지 못한다면 진주시 아파트 미분양의 영향력이 더 큰 것으로 파악되었다.

영어초록

In this study, we examine the causes of changes in housing prices for each city, targeting Changwon, Gimhae, and Jinju, representative cities in Gyeongsangnam-do, from 2016 to 2021, when the economic recession began in Gyeongsangnam-do. The purpose of this study is to understand the differences in housing prices between regions. For this study, the changes in housing prices between the three cities, Changwon-si, Jinju-si, and Gimhae-si, which are representative cities in South Gyeongsang Province, were analyzed through the main factors of the housing market: apartment sale price, apartment lease price, interest rate, call volume, unsold units, and transaction volume. I want to analyze the difference As a result of the empirical analysis, it was found that self-variables had the greatest influence on the rate of change in apartment sales prices in Changwon City. However, it was found that the rate of change in apartment sales prices in Changwon City was also significantly affected by other variables, such as the rate of change in apartment rental prices in Changwon City, the rate of change in apartment sales volume in Changwon City, and the rate of change in unsold apartments in Changwon City.
Basically, when the apartment rental price in Changwon City increases, it has a positive influence on the apartment sales price in Changwon City, but when the apartment sales price in Changwon City increases, the influence of the apartment sales volume in Changwon City, which is supported by demand, is large, nd Changwon City When apartment sales prices fall, it is understood that the influence of unsold apartments in Changwon City is greater if demand does not meet the supply provided through construction. In addition, it was found that the biggest influence on the rate of change in apartment sales prices in Gimhae City was the rate of change in apartment rental prices in Gimhae City, followed by the rate of change in unsold apartments in Gimhae City and the corporate bond yield. When the rental price of apartments in Gimhae City increases, the sales price of apartments in Gimhae City increases, which is similar to Changwon City, but the relationship between unsold apartments in Gimhae City and the sales price of apartments in Gimhae City has a positive relationship. Regarding this, it was found that even if the number of unsold units in Gimhae City increases, the sale price of apartments in Gimhae City increases because the development effects of active urban development projects in Gimhae City are paralleled. The result that differs from other regions is the influence of corporate bond yields, which are interest rates. When the corporate bond yield rate falls, the rate of change in apartment sales prices in Gimhae City increases. In addition, it was found that the rate of change in Jinju City apartment sales volume had the greatest impact on the rate of change in apartment sales prices in Jinju City, followed by the rate of change in unsold apartments in Jinju City. Like Changwon City, when the apartment sales price in Jinju City increases, the influence of the apartment sales volume in Jinju City, which is supported by demand, is significant, and when the apartment sales price in Jinju City falls, if demand does not meet the supply provided through construction, the influence of unsold apartments in Jinju City is strong. This was found to be larger.
