부동산 산업과 기술: 특허 데이터를 이용한 텍스트 마이닝 접근법 (Real Estate Industry and Technology: A Text Mining Approach Using Patent Big Data)

초록

일반적으로 부동산산업은 제조업 등 타 산업에 비해 영세하고 부가가치가 낮으며 첨단기술의 적용과 혁신이 더딘 분야이면서 절차의 복잡성과 보수성, 정보의 불투명성 및 비대칭성 등은 혁신의 장애 원인으로 알려져 있다. 최근 프롭테크(Proptech)라는 이름으로 혁신적인 기술이 융합되고 있다. 그러나 이러한 산업적 혁신이 최근의 급격한 변화일 뿐인지, 과거로부터 꾸준히 이어져 온 부동산산업의 변화 과정의 일부분인지는 확인할 필요가 있다. 본 연구는 부동산산업과 기술 간의 관계에 초점을 맞춰 KIPRIS에서 145,790건의 특허출원 문서를 획득･분석하였다. 기초통계와 기술 변천을 밝히기 위해 텍스트 마이닝 기술을 사용하였다. 분석 방법론은 키워드 빈도분석, 워드 클라우드 시각화, 동시출현분석, N-gram 분석을 실시했다. 도출된 결과는 가장 자주 언급된 용어로 ”부동산“, "정보", "서비스"로 나타났으며, 이는 부동산산업 내에서 정보서비스에 대한 강한 소구 대상임을 보여준다. 1970∼1995년까지는 건축, 건설 관련 기술을 이용한 특허, 1996∼2015년까지는 인터넷, 무선, 이동통신 관련 기술을 이용한 특허, 그 이후는 제4차 산업혁명 기술, 즉, 플랫폼, AI, 블록체인 등을 이용한 특허가 출원되었다. 이 사실은 부동산산업에서 관찰된 성장 추세와 기술 혁신을 통해 서비스 품질과 효율성을 향상시키는 수단으로 PropTech에 대한 강조와 일치한다. 또한, 인터넷, 블록체인, 인공지능과 같은 신흥 IT 기술이 부동산 서비스, 관리, 거래에 적용하고자 함도 알 수 있었다. 본 연구는 한국의 부동산산업이 IT 기술을 적극적으로 융합하고 있다는 결론을 얻었다. 이러한 추세는 PropTech 현상이 비교적 최근이 일이 아닌 1990년대 후반부터 발전했고, PropTech 라는 용어가 널리 인식되기 이전부터 존재했다는 사실을 뒷받침한다.

In Korea, the real estate industry is generally characterized by small-scale operations, low added value, and slow adoption of advanced technologies and innovations compared to industries such as manufacturing. The complexity, conservatism, opacity, and information asymmetry within the industry also present significant barriers to innovation. Recently, however, innovative technologies have begun to converge under the umbrella of "PropTech" (Property Technology). It remains to be seen whether this industrial innovation represents a sudden shift or is part of the real estate industry's long-term transformation. This study examines the relationship between the real estate industry and technology. It acquired and analyzed 145,790 patent application documents from KIPRIS by searching for the keywords "real estate," "housing," "commercial building," "apartment," and "land." Text mining techniques were employed to uncover basic statistics and trace technological evolution. The analysis methods included keyword frequency analysis, word cloud visualization, co-occurrence analysis, and N-gram analysis. The most frequently mentioned terms were "real estate," "information," and "service," indicating a strong demand for information services within the real estate industry. The evolution of patent filings reflects broader technological trends. From 1970 to 1995, patents focused on architecture and construction-related technologies. Between 1996 and 2015, patent activity shifted towards internet, wireless, and telecommunications technologies. More recently, patents have increasingly centered on technologies related to the fourth industrial revolution, including platforms, AI, and blockchain. This aligns with the observed growth of the real estate industry and the increasing focus on PropTech as a means to enhance service quality and efficiency through technological innovation. Furthermore, emerging IT technologies such as the internet, blockchain, and artificial intelligence are being applied across real estate services, management, and transactions. In conclusion, this study finds that the Korean real estate industry is actively embracing IT technologies. This trend suggests that the PropTech phenomenon has been evolving since the late 1990s, even before the term “PropTech” gained widespread recognition.
