서울시 고층 주상복합건축물의 저층부 공공성 제고에 대한 연구 (A Study on the Improving Publicity of the Lower Part of High-rise Mixed-use Building in Seoul)

초록

(연구배경 및 목적) 주상복합건축물은 2000년 이후 새로운 주거유형으로 자리 잡게 되면서 초고층화, 고급화 개발이 본격화되어 지속적으로 증가하였다. 하지만 지역적인 맥락을 감안하지 않은 개발로 인한 경계부의 진공지대화, 공공공간 및 경관의 사유화 등 공공성 문제가 지속적으로 제기되고 있다. 고층건축물은 상층부가 높이와 형태로 랜드마크로서의 상징적 성격이 강하다면 저층부는 보행자의 접근이 일어나는 공간으로 가로환경, 도시 하부시설과의 관계 등에 따라 다양한 성격을 띠기 때문에 저층부 공간을 계획할 때 공공성 확보가 필요하다. 따라서 본 연구는 서울시에 준공된 고층 주상복합건축물 중에서 도시 맥락 단절 및 공공공간의 사유화에 대한 문제가 제기되고 있는 주상복합건축물 저층부 공공성 제고 방안을 제안하고자 한다. (연구방법) 첫째, 선행연구 고찰을 통해 고층건축물 저층부의 건축적 특성 및 공공성 제고를 위한 조건과 건축요소를 파악하여 분석의 틀을 설정한다. 둘째, 선별한 사례들의 현장조사를 통해 고층 주상복합 건축물의 저층부 공공성을 분석의 틀을 기준으로 평가한다. 셋째, 연구의 결과를 요약하여 저층부 공공성 제고를 위한 개선 방안을 도출한다. (결과) '대지 외부의 가로 맥락 및 보행환경'을 위해 저층부를 5층 이하로 계획하여 저층부와 상층부의 입면 구분, 거대한 건축물 규모에 의해 형성되는 입면은 형태, 색채, 재료 등의 구분, 그리고 분절된 공간이 보행로나 휴게공간으로 활용될 수 있도록 하는 계획안이 필요하다. '대지 외부의 공간'과의 연계 환경을 위해 대지 내 단차가 없는 것이 좋으나 불가피할 경우 인접한 곳에 경사로를 계획하여야 한다. 가로시설물은 긍정적인 인식을 위해 1개소 이상 설치, 공개공지 내에 착석시설을 배치하여 머물고 휴식할 수 있는 공간을 조성한다. '지상층 환경'의 공간 형태는 단지 내부로 관통하는 공간, 즉 휴식형이나 통행형으로 계획하도록 한다. (결론) 본 연구는 고층건축물 중 주상복합건축물의 저층부의 공공성 강화를 위한 방안을 제안하였으며, 추후 이를 활용하여 고층건축물에 대한 지침 등의 개선 및 선진화에 일조하는 데 연구의 의의를 둔다. 이를 통해 고층 주상복합건축물 계획 시 저층부의 공공성을 강화하여 도시 공공성 제고를 기대해 본다.

영어초록

(Background and Purpose) Since 2000, residential-commercial buildings have been established as a new type of residence, and the development of high-rise and high-end buildings has continued to increase. Publicity issues such as the vacuuming of boundaries and the privatization of public spaces and landscapes are continuously being raised due to development that does not take into account the regional context. High-rise buildings have a strong symbolic character as landmark in height and shape, but low-rise buildings have various characteristics depending on the street environment and the relationship with urban sub-facilities, so it is necessary to secure publicity when planning low-rise spaces. Therefore, this study proposes a plan to improve publicity for the low-rise residential-commercial building, which has raised issues regarding the disconnection of urban context and privatization of public spaces among high-rise residential-commercial buildings completed in Seoul. (Method) First, the framework for analysis is established by identifying the architectural characteristics of the lower floors of high-rise buildings and conditions and building elements for enhancing publicity through the review of previous studies. Second, through field surveys of selected cases, the publicity of the lower floors of a high-rise residential complex is evaluated based on the framework of analysis. Third, by summarizing the results of the study, an improvement plan is derived to improve the publicity of the lower floors. (Results) For the 'horizontal context and walking environment outside the ground', it is necessary to plan the lower floors to be 5 stories or less to distinguish the elevations of the lower and upper floors, and the elevations formed by the size of the huge building are classified by shape, color, and material, and it is necessary to plan so that the segmented space can be used as a pedestrian path or a rest area. It is better that there is no step within the site for the connected environment in the 'space outside the ground', but if inevitable, a slope should be planned in an adjacent place. For positive recognition, street facilities are installed in at least one place, and seating facilities are installed in the open space to create a space for staying and resting. For the space shape of the 'ground floor environment', the space penetrating into the complex is planned as a rest type or a passage type. (Conclusion) This study proposed a plan to strengthen the publicity of the lower floors of a residential-commercial building among high-rise buildings, and the significance of the study is to utilize it in the future to contribute to the improvement and advancement of guidelines for high-rise buildings. Through this, it is expected to enhance urban publicity by strengthening the publicity of the lower floors when planning high-rise residential and commercial buildings.
