세대별 가계특성의 판별요인 분석 (A Study on the Determinants of Household Characteristics by Generation)

초록

본 연구는 세대별 가계특성에 따른 올바른 자산구성과 선택을 위해 현재의 세대별 가계특성을 바탕으로 판별 요인을 알아보고자 하였다. 본 연구는 청년세대, 중년세대, 노년세대으로 구분되는 세대별 특성에 따라 통계적인 차이를 밝히는 판별요인을 분석하였으며, 판별함수 1의 경우에는 점유 형태로 나타났으며, 판별함수 2의 가계특성은 총자산, 총부채, 주택(주거용 부동산), 주택외(비주거용 부동산)인 것으로 나타났다. 구체적인 분석결과는 다음과 같다. 첫째, 비자가율이 높은 점유형태는 청년세대를, 자가율이 높은 점유형태는 노년세대를 유의하게 판별하였다. 둘째, 큰 총자산는 중년세대를, 적은 총자산은 노년세대를 유의하게 판별하였다. 셋째, 큰 총부채는 중년세대를, 적은 총부채는 노년세대를 유의하게 판별하였다. 넷째, 높은 주택시가는 중년세대를, 낮은 주택시가는 노년세대를 유의하게 판별하였다. 큰 주택외(비주거용)는 중년세대를, 적은 주택외(비주거용)는 노년세대를 유의하게 판별하였다. 결론적으로 청년세대, 중년세대, 노년세대에서 연령에 따라 가계특성에 차이가 존재함을 확인했음으로 주거공급 정책에 있어서도 주택수요자의 세대별 특성에 따라 공급을 결정하고, 자산, 부채 등의 세대별 특성을 고려하여 노년세대의 경제활동 등에 있어 어려움을 겪지 않게 세대별 알맞은 정부차원의 정책적 지원과 가계의 자산관리전략이 필요하다.

영어초록

The purpose of this study is to investigate the determinants based on the current household characteristics for the correct asset composition and selection according to the household characteristics of each generation. This study analyzed the determinants that reveal statistical differences according to the characteristics of each generation divided into the younger generation, the middle-aged generation, and the older generation. In the case of determinant function 1, it appeared in the form of occupation, and the household characteristics of determinant function 2 were total assets, total debt, housing (residential real estate), and non-housing (non-residential real estate).
The following are particular analysis findings. First, the younger generation considerably determined the kind of occupancy with a high non-ownership rate, while the older generation significantly determined the type of occupancy with a high ownership rate. Second, in the case of large total assets, the middle-aged generation was significantly identified, and the smaller total assets were significantly identified as the older generation. Third, the middle-aged generation was significantly identified for the large total debt, and the older generation was significantly identified for the smaller total debt. Fourth, middle-aged households with high housing market value and the older generation with low housing market value was significantly distinguished; middle-aged households with large housing exclusion (non-residential real estate) and the older generation with small housing exclusion (non-residential real estate). In conclusion, it has been confirmed that there are differences in household characteristics according to generation in the housing supply policy, and appropriate government policy support and household asset management strategies are needed to avoid difficulties in the economic activities of the the older generation.
