지역 상권 내 복합쇼핑몰 출점이주변 점포에 미치는 영향에 관한 연구 (A Study on the Effect of Opening Complex Shopping Mallsin Local Commercial Districts on Surrounding Stores)

초록

국내 유통시장은 빠르게 성장하면서 대형마트, SSM, 복합쇼핑몰 등과 같은 대규모 및 준대규모 점포 형태로의 업태가 등장하여 꾸준히 발전하고 있다. 현재 복합쇼핑몰은 엔터테인먼트, 쇼핑 등 공간적 측면과 지역 경제 활성화와 같은 경제적 측면에 있어 중요한 유통채널로 강조되고 있다. 하지만, 복합쇼핑몰의 신규 출점으로 인한 지역 상인들과의 갈등은 점차 심화되고 있으며, 이를 해소하기 위해 정책적 규제가 시행되고 있다. 유통 규제와 관련하여 적정성 및 실효성을 규명하는 연구들이 진행되었으나 상반된 의견이 존재한다는 한계점이 있다. 게다가 규제가 다소 엄격히 적용되고 있는 대형마트와는 달리 복합쇼핑몰은 입지, 규모, 상권 반경 등 유통채널 특성상 다른 구조이므로 대형마트의 영향 분석에 비추어 복합쇼핑몰의 영향을 유추하는 데는 어려움이 존재한다. 그럼에도 불구하고 복합쇼핑몰이 지역 상권에 미치는 영향에 관한 연구들은 많지 않아 정책적 개선방안 모색을 위한 실증적 근거로써 많은 연구가 필요한 상황이다. 이에 본 연구에서는 복합쇼핑몰에 대한 출점 규제 개선방안을 모색하는 데 목적을 두고 복합쇼핑몰을 이용하는 고객 현황과 소비 행동을 파악하고 출점 전·후 매출액 변화를 비교하는 등 종합적으로 분석을 진행하였다. 분석결과, 복합쇼핑몰은 외부 고객을 유치하고 지역 내 소비를 촉진함으로써 지역 경제 활성화에 기여하는 부분이 크고, 결과적으로 지역 상권 내 고객 및 매출증가에 긍정적이라는 것을 확인할 수 있었다. 또한, 도출된 연구 결과를 토대로 유통산업 내 규제에 대한 시사점 논의와 본 연구에서의 한계점 및 향후 연구 방향성을 제안하였다.

영어초록

As the domestic distribution market grows rapidly, businesses in the form of large and semi-large stores such as hypermarkets, SSM, and complex shopping malls have emerged and are continuously developing. Currently, complex shopping malls are being emphasized as important distribution channels in terms of spatial aspects such as entertainment and shopping and economic aspects such as revitalization of the local economy. However, conflicts with local shopkeeper due to the new openings of complex shopping malls are gradually intensifying. To solve this, policy regulations were implemented. Studies have been conducted to identify the adequacy and effectiveness of distribution regulations. However, there is a limitation in that there are conflicting opinions. In addition, unlike hypermarkets, where regulations are somewhat strictly applied, complex shopping malls have different structures due to distribution channels such as location, size, and radius of commercial districts, so it is difficult to infer the impact of hypermarkets. Nevertheless, there are not many studies on the effect of complex shopping malls on local commercial districts. Therefore, a lot of research is needed as an empirical basis for finding policy improvement measures. Therefore, this study conducted a comprehensive analysis, such as identifying the current status of customers using complex shopping malls and consumption behavior and comparing changes in sales before and after the store opening, with the aim of finding ways to improve store regulations. As a result of the analysis, complex shopping malls contribute greatly to revitalizing the local economy by attracting external customers and promoting consumption in the region. It was confirmed that it was positive for the increase in customers and sales in local commercial districts. In addition, based on the derived research results, the implications for regulation in the distribution industry were discussed, limitations in this study, and future research directions were proposed.
