초록

The current study explores the user behavior of public space in highly dense office regions which focused on Pan-gyo Techno Valley. Pan-gyo Techno Valley has its own uniqueness for which it is constructed by specific zoning master plan for the public space and by time limitation for the whole projects in the area. In this research, 27 individual public spaces in 11 different buildings were evaluated for user behavior, density, and characteristics in relation to physical properties of the public spaces such as gross area, locations of open space, pedestrian, main entrance, landscaping, and etc. To identify user behavior, place centered mapping technique was employed. Furthermore, the relationship between physical properties of the public space and user characteristics was analyzed by Pearson correlational coefficient. In conclusion, user ratio was highly related to the location rather than gross area of the public space. The highly used public spaces had several characters as follows: Front view is south side. Location is near to park, and front or side of the main building. It had high ratio of greenery and scenic views. Plaza or liner shape was preferred compared to core shape. The public space which was near to pedestrian rather than main street of heavy traffic had high user ratio. Finally, it is expected that the results would be helpful for designing and planning the shape and location of public spaces in master plan stage of new office town.
