IPA 분석에 기초한 중국 녹색건축의 친환경 요소 연구 -남창시 용우산업원 분석을 중심으로- (A Study on Eco-Friendly Elements of Green Building in China based on IPA - Focusing on the Analysis of Nanchang Yongyu Industrial Park -)

초록

(연구배경 및 목적) 21세기의 도시화 발전은 녹색건축의 급속한 발전을 촉진시켰으며, 녹색건축의 인증기준도 지속적으로 갱신하고 보완되고 있다. 기존의 녹색건축 연구는 녹색건축의 기술, 저탄소, 에너지 절약, 환경보호 등에 집중하는 경향이 있었는데, 녹색건축 이용자의 체험 효과에 대한 관심은 부족했다. 따라서 녹색건축 이용자를 대상으로 중요도-만족도 설문조사를 실시하고, IPA 분석을 통해 중국 녹색건축의 인증기준을 보완할 필요가 있다. 본 연구의 연구목적으로는 첫째, 기존의 녹색건축 인증기준의 친환경 평가요소를 연구함으로써 중국의 녹색건축 인증 현황을 파악하는 것이다. 둘째, 이용자들이 녹색건축의 인증기준에 대한 생각 및 평가를 IPA분석을 통해 파악하고, 중국 녹색건축 인증기준의 개선방안을 제시하는 것이다. (연구방법) 첫째, 선행연구에 대한 이론적 고찰을 통해 녹색건축과 관련된 이론을 살펴보고 친환경 요소를 도출한다. 둘째, 분석틀을 구축하고 선정된 중국 녹색건축을 대상으로 사례분석을 실시한다. 셋째, 이론적 고찰과 사례분석의 결과를 종합하여 설문지 항목을 만들어 녹색건축의 이용자를 대상으로 하는 설문조사를 실시하며, 이를 기초로 IPA 분석을 진행한다. (결과) 본 연구의 결과로는 첫째, 선행연구에 대한 이론적 고찰과 중국의 녹색건축의 사례분석 결과를 기반으로 녹색건축 인증기준의 친환경 요소를 도출하여 분류하였다. 둘째, 도출된 친환경 요소의 설문 조사결과에 대해 중요도-만족도 평균값 분석, 중요도-만족도 캡(GAP) 분석, IPA 분석을 실시하였다. 셋째, IPA 분석 결과에 따라 개선해야 할 ‘건강성과 쾌적성, 생활의 편리성, 친환경적 주거’의 3가지 환경 유형과 14가지 세부 요소를 도출하였다. (결론) 공기 오염, 소음 오염, 자연 채광, 자연 통풍, 태양 차단 조치, 쓰레기 분류 등 평가요소의 중요도 평균값은 높게 나타났지만, 이용자의 만족도 평균값은 상대적으로 낮게 나타났다. 따라서 중국 녹색건축 평가기준 항목의 개선에서 해당 항목을 중점적으로 관심을 기울여야 하고, 이용자의 요구에 따라 해당 항목들의 점수와 달성 조건을 상향해야 한다. 교통 편의, 장애인 시설, 교육 의료위생, 광장 운동장, 녹색교육 추진, 녹화 용지, 실외 흡연 구역, 경관 등 평가요소의 만족도 평균값은 상대적으로 높게 나타났기 때문에 중국 녹색건축 평가기준의 개선에서는 이용자의 요구에 따라 해당 항목들의 점수와 달성 조건을 하향해야 한다.

영어초록

(Background and Purpose) Since the 21st century, the shrinking green spaces caused by urbanization has forced city planners and developers to pay attention to the development of green buildings and update and improve its certification system. In current green building research, there is a tendency to study the technical aspects such as low-carbon, energy-saving, and environmentally friendly materials and technology, but few studies have focused on green buildings from the perspective of users’ experiences, especially in the Chinese context. Therefore, conducting an importance and satisfaction questionnaire for green building users and an importance–performance analysis (IPA) steps for improving China’s green building certification system. Accordingly, this study analyzes the current state of green building certification in China by considering the elements of a pro-environment evaluation . It then analyzes actual users.’ perception of these evaluation elements through an IPA and proposes ways of improving the evaluation standards in China. (Method) First, we review the theories related to green building and derive the pro-environment elements from prior studies. Second, we establish an analytical framework to analyze the selected Chinese green buildings. Third, we prepare a questionnaire targeting green building dwellers by synthesizing the results of theoretical considerations and a case analysis, and subsequently conduct an IPA. (Results) First, the pro-environment elements of green building certification are derived and categorized based on the results of prior studies and a case study of Chinese green buildings. Second, a questionnaire survey was conducted based on the derived pro-environmental elements, and the results were analyzed based on the Importance and Satisfaction Average (ISA), Importance and Satisfaction Average (GAP), and IPA. Third, the results of the IPA were used to derive 14 elements belonging to three categories: "health and comfort," "convenience of living," and "livability of the environment," which needed to be improved. (Conclusion) Elements with a high mean value of importance include air pollution, noise pollution, natural lighting, natural ventilation, sun protection measures, waste classification and other elements, but they are all relatively low in terms of the user-satisfaction mean value. Therefore, when revising China's standards for green building evaluation, the relevant items need focused attention because to improve the scores of the standard items related to user needs. Elements with a low mean value of importance include transportation convenience, facilities for the disabled, educational medical hygiene, square playground, green education promotion, green land, outdoor smoking area, landscape, and other elements. However, they all have relatively higher mean values in terms of user satisfaction. Thus, when revising China's green building evaluation criteria, the evaluation standard items related to scores and conditions should be appropriately lowed according to the user's needs.
