초록

(연구배경 및 목적) 일반적으로 ‘마을 단위 형태(마을형)’로 진행되는 도시재생사업은 노후 소규모 주택의 정비, 주거지 골목길 정비, 다양한 생활 편의시설 공급 등을 핵심으로 전반적인 주거환경을 개선하는 데에 초점이 있다. 하지만 상당수의 마을형도시재생사업이 진행된 유명 사례들을 보면, 주거환경의 개선보다는 상업시설과 외부 방문객의 증가로 거주민들의 사생활 침해및 여러 소음공해 문제 등이 더 크게 부각되고 있다. 게다가, 관광명소로 알려진 일부 도시재생 지역에서는 급격한 상업화에 따른 지가 상승 등으로 원 거주민의 전출까지 강요하는 젠트리피케이션(gentrification) 현상도 나타난다. 한마디로 마을형 도시재생사업에서 여러 가지 부작용과 문제가 발생하고 있다는 것이다. 이러한 다양한 문제들의 발생 원인은 다양하지만, 골목길과 노후 주거로 구성된 마을의 물리적인 공간 여건과 그 속에서 생활하는 거주민 행태(behavior)의 상관성에 관한 면밀한 분석과 그결과에 대한 대안 마련의 부족을 먼저 지적할 수 있다. 그 결과 골목길이나 노후 주거의 개선, 새로운 도시재생 시설의 조성 등이특별한 체계나 계획 없이 사업 담당자의 주관적 판단이나 사업 여건의 변화에 따라 즉흥적으로 진행되고, 여기에 외부 방문객의증가에 따른 상업시설의 지나친 확장이 연계되면서 주거환경이 급속도로 악화하는 주요 원인이 되는 것이다. 이 연구는 마을형도시재생사업에서 위와 같은 문제를 개선할 수 있는 하나의 과학적이고 체계적인 최적화 방법론의 제시를 목적으로 삼는다. (연구방법) 이러한 목적을 위한 구체적인 연구 범위와 방법은, 도시 가로공간의 과학적, 정량적 가치분석에 유용한 ‘공간구문론(Space Syntax) 축선도(Axial Map) 분석’을 이용하여 마을형 도시재생사업을 최적화시키는 것이다. 이는 기존의 마을형 도시재생사업의 문제로 지적된 비체계적인 계획 방법과 달리, 마을 거주민의 행태와 가로 및 시설 공간에 대한 충분한 과학적, 객관적 데이터(도시재생사업 대상이 되는 마을의 가로공간과 거주민의 행태에 따른 가시성과 접근성의 속성을 공간구문론 분석에기반하여 컴퓨터를 이용하여 수학적, 객관적 가치로 산정한 다음, 이를 위계적으로 정리한 데이터로 연결도, 통제도, 통합도, 명료도 등의 수학적 지표로 표현)를 기반으로 시설의 중요도에 따라 도시재생사업 공간을 효율적으로 배치하는 최적화 체계를 구현할 수 있기 때문이다. (결과) 그리하여 마을형 도시재생사업에서 나타난 부작용, 즉 주거환경의 악화, 지나친 상업화, 젠트리피케이션 문제 등을 최소화하는 하나의 대안이 될 수 있다고 본다. (결론) 따라서 결론적으로 본 연구에서 제안하는 ‘공간구문론축선도 분석 기반의 마을형 도시재생사업 최적화 방법론’은 기존 마을형 도시재생사업에서 나타난 다양한 문제를 보완하여 전체 마을 공간 구성을 최적화하는 하나의 가능성을 가진다.

영어초록

(Background and Purpose) Urban regeneration projects at the village level generally focus on improving the overall residential environment through efforts such as maintaining aging small houses, refurbishing alleyways in residential areas, and providing daily convenience facilities. However, in many well-known village-level urban regeneration projects, the focus has shifted from improving residential conditions to issues such as the proliferation of commercial facilities and an influx of external visitors. These changes have resulted in a greater infringement of residents’ privacy and increased noise pollution. Moreover, gentrification has occurred in some urban regeneration areas that have become tourist attractions, where rapid commercialization and rising land prices have forced original residents to move out. Therefore, village-level urban regeneration projects face various adverse issues. Although the causes of these problems are diverse, one key issue is the lack of detailed analyses and appropriate countermeasures concerning the correlation between physical spatial conditions, including alleyways and deteriorating housing, and the behaviors of residents living within those environments.
Consequently, improvements to alleyways and old housing and the construction of new urban regeneration facilities are often carried out impulsively, based on the subjective judgment of project managers or changing project conditions rather than through a structured and systematic plan. The excessive expansion of commercial facilities, driven by an increase in visitors, has further accelerated the deterioration of residential environments. This study proposed a scientific and systematic optimization methodology to address these issues in village-level urban regeneration projects. (Method) The research scope and method to achieve this goal involved optimizing village-level urban regeneration projects using the space syntax axial map analysis, an effective tool for the scientific and quantitative value analysis of urban street spaces.
Unlike conventional urban regeneration practices that rely on unstructured planning methods, this approach used scientifically and objectively derived data on residents’ behavior and the visibility and accessibility of streets and facility spaces. Using computer-based spatial syntax analysis, the street spaces and residents’ behavioral patterns in the targeted villages were mathematically quantified and represented using hierarchical data and indicators such as connectivity, control, integration, and intelligibility. This allowed for the implementation of an optimized spatial arrangement of urban regeneration facilities according to their importance. (Results) This method was expected to serve as an alternative approach that minimizes the side effects of village-level urban regeneration projects, such as the deterioration of living environments, excessive commercialization, and gentrification. (Conclusions) The optimization methodology for village-level urban regeneration based on the space syntax axial map analysis offers the potential to improve the challenges of such projects and optimize the overall spatial composition of the village.
