초록

(연구배경 및 목적) 새로운 주거유형인 공동체주택은 우리 주택시장의 획일성을 낮추고 다양성과 유연성을 높여줄 수 있는 긍정적인 역할을 할 수 있을 것으로 기대한다. 이러한 공동체주택은 단편적인 공급의 관점이 아닌 지속가능한 발전의 관점에서 볼 필요가 있다. 또한 공동체주택은 계획단계에서부터 입주 후 운영관리단계까지 거주자의 역할이 매우 큰 차별화된 주거유형이다. 따라서 공동체주택을 접근할 때 전문가뿐 아니라 거주민들의 의식과 요구사항을 종합적으로 살펴볼 필요가 있다. 이러한 배경하에, 본 연구의 목적은 공동체주택이 지속성을 가지고 성장할 수 있도록 공동체주택의 지속가능성 평가요소를 바탕으로 전문가와 거주자 간 상대적 중요도의 인식차이를 분석하는데 있다. (연구방법) 본 연구에서는 AHP 방법을 활용하여 설문조사를 실시하였다. 세부적으로는 공동체주택의 지속가능성 평가모형의 항목 및 분류체계를 기반으로 의사결정계층(decision hierarchy)을 설정하고 각 항목 간 쌍대비교를 통해 상대적 중요도와 가중치를 산출하였다. 이후 전문가집단과 거주자집단으로 분류하여 항목별 중요도를 기반으로 한 집단 간 의식차이를 비교분석하고 우선순위를 도출하였다. (결과) 평가분야 가중치의 우선순위에 있어 전문가 집단과 거주자 집단 모두 사회적 지속가능성 분야를 가장 중요한 항목으로 인지하고 있었다. 두 집단 간 의식차이를 볼 수 있는 부분도 있었는데, 거주자 측면에서는 경제적 지속가능성과 같이 실질적이고 현실적인 관점에서의 지속가능성이라는 개념으로 접근하고 있으며 전문가 측면에서는 이러한 경제적 지속가능성 분야가 거주자에 비해 상대적으로 중요하다는 인식이 낮게 나타났다. 또한 전문가집단은 커뮤니티 운영의 중요도를 높게 인식하고 있는 반면, 거주자들은 운영 규칙이나 세부 장치와 같은 시스템적인 지원보다는 갈등관리 지원 항목과 같이 실제 삶을 공유하고 부딪히며 같이 살아가는 거주자들과의 관계와 이들이 공동체를 바라보는 의식 등을 더욱 중요하게 여기고 있었다. (결론) 집단의 의견 차이를 인식하고, 공동체 내부의 지속가능성을 위해 일차적으로 거주자 입장의 의견 및 요구사항에 좀 더 귀 기울일 필요가 있으며, 장기적이고 거시적 관점에서 전문가 의견을 수렴할 필요가 있다. 전문가의 의견은 공동체주택의 확산을 위한 전체적인 방향성을 잡는 데 주요한 역할을 할 수 있으며, 거주자의 의견은 공동체주택이 지속성을 가지고 정착할 수 있도록 하는 데 큰 역할을 할 수 있다.

영어초록

(Background and Purpose) Community housing, a novel housing typology, will contribute to the reduction of homogeneity in the housing market and increasing diversity and flexibility. It is essential to consider these community housing projects in the context of sustainable development, rather than as isolated instances. In addition, community housing represents a distinctive housing type, wherein residents assume a pivotal role throughout the entire process, from the initial planning stages to post-occupation operations and management. Therefore, when approaching community housing, it is imperative to comprehensively examine the awareness and needs of not only experts but also residents. In this context, the purpose of this study is to analyze the discrepancies in perceived relative importance between experts and residents based on the sustainability evaluation factors of community housing , in order to facilitate the continued sustainable growth of community housing. (Method) In this study, a survey was conducted using the AHP method. Specifically, a decision hierarchy was established based on the items and classification system of the community housing sustainability assessment model. The relative importance and weight of each item were then calculated through pairwise comparisons between each item. Afterwards, the discrepancies in awareness between the two groups were evaluated and analyzed, with the focus on the significance of each item by classifying them into two distinct groups: experts and residents. Based on this classification, priorities were derived. (Results) In terms of priority of weighting of the evaluation fields, both expert groups and resident groups identified social sustainability as the most significant item. Additionally, there were some notable discrepancies in awareness between the two groups. The residents demonstrated a pragmatic and realistic approach to sustainability, particularly in terms of economic sustainability. Conversely, experts exhibited a comparatively lower level of awareness regarding the significance of ​​economic sustainability in comparison to the residents. Notably, while the expert group placed a high value on community management, the residents emphasised conflict management and support, including interpersonal relationships with other residents and an awareness of the community, over systematic support such as operational rules or regulations. (Conclusions) It is essential to identify and acknowledge divergent perspectives within the group while simultaneously attending more assiduously to the opinions and requirements of residents with respect to sustainability within the community. Furthermore, it is vital to solicit expert insights from a long-term and macroscopic perspective. The input of experts can be instrumental in determining the overall trajectory community housing expansion, while the perspectives of residents can be pivotal in ensuring the establishment of community housing in a sustainable manner.
