서울시 권역별 상가임대차 사업주 IPA 분석 (IPA Analysis of Commercial Lease Business Owners by Region in Seoul)

초록

본 연구는 서울시의 권역과 업종을 고려하여 상가임대차 사업주의 합산임대료 중요도 및 매출액 만족도의 IPA 분석을 실시하였다. 본 연구는 상가임대차 사업주가 사업중단 여부, 창업, 폐업 등 선택 과정에서 사업유지를 위한 점포 업종을 항상 검토할 수 밖에 없기 때문에 이를 해소하기위해 서울시의 권역별 업종별 효율성을 분석하였다. 분석결과, 서울시 5개 권역은 안정권역(서남권, 서북권), 보통권역(도심권), 개선권역(동북권), 불안정권역(동남권)으로 나타났다. 첫째, 도심권은 효율관리 업종 0개, 유지관리 업종 3개, 개선관리 업종 4개, 중점관리 업종 1개로 나타났다. 둘째, 동남권은 효율관리 업종 0개, 유지관리 업종 3개, 개선관리 업종 2개, 중점관리 업종 3개로 나타났다. 셋째, 동북권은 효율관리 업종 2개, 유지관리 업종 0개, 개선관리 업종 5개, 중점관리 업종 1개로 나타났다. 넷째, 서남권은 효율관리 업종 1개, 유지관리 업종 4개, 개선관리 업종 3개, 중점관리 업종 0개로 나타났다. 다섯째, 서북권은 효율관리 업종 3개, 유지관리 업종 2개, 개선관리 업종 3개, 중점관리 업종 0개로 나타났다. 이를 통하여 국가가 상가임대차 사업주의 경영환경 개선을 위해 지원할 요소를 확인하고 상가임대차 사업주의 경영개선을 위한 사사분면 지원 모델 구성이 가능하였다. 이 사사분면 모델을 기초로 앞으로 국가는 상가임대차 사업주의 경영개선을 위해 지역별로 차별화하고 유연화된 계획이 필요할 것으로 보인다.

영어초록

This study conducted an IPA analysis of the importance of combined rent and satisfaction with sales of commercial rental business owners in consideration of the regions and industries of Seoul. In this study, the efficiency of each industry by region of Seoul was analyzed to solve this problem because commercial rental business owners have no choice but to always think about the store industry for business maintenance in the process of selecting whether to stop the business, start a business, or close a business. As a result of the analysis, five areas of Seoul were found to be stable areas (southwest and northwestern areas), normal areas (urban areas), improvement areas (northeast areas), and complex areas (south-east areas). First, the urban area was found to have 0 efficiency management industries, 3 maintenance industries, 4 improvement management industries, and 1 intensive management industry. Second, the southeast region had 0 efficiency management industries, 3 maintenance industries, 2 improvement management industries, and 3 intensive management industries. Third, the northeast region had 2 efficiency management industries, 0 maintenance industries, 5 improvement management industries, and 1 intensive management industry. Fourth, the southwest region had 1 efficiency management industry, 4 maintenance industries, 3 improvement management industries, and 0 intensive management industries. Fifth, the northwest region had 3 efficiency management industries, 2 maintenance industries, 3 improvement management industries, and 0 intensive management industries. Through this, it was possible to identify factors that the state would support to improve the business environment of commercial rental business owners and to construct a quadrant support model for business improvement of commercial rental business owners. Based on this quadrant model, it is expected that the state will need differentiated and flexible plans by region to improve the management of commercial rental business owners in the future.
