초록

The Korean government introduced a reverse mortgage system on the urban housing for resolving
the income shortage of the elderly people in July 2007. However, there exist a barrier for the rural
elderly to enter into the reverse mortgage market because the housing prices in the rural areas are
relatively very low. This paper built the rural reverse mortgage plan for improving the quality of life
of rural elderly. This paper created three basic reverse mortgage models. These models are (1) a
reverse mortgage on the rural house, (2) a reverse mortgage on farmland security, and (3) an annuity
type after selling farmland. This paper confirmed the magnitude of income improvement of the elderly
people in rural areas according to the levels of monthly payments of each program type. These results
suggest that the elderly people in rural areas could improve their life and stabilize their living
conditions considerably using reverse mortgages on the farmland. And it also can suggest the
restructuring ways on the rural farmland for improving the competitiveness of rural areas.
