서울시 1인 청년주택의 공간디자인 연구 (A Study on the Spatial Design of Single-person Youth Housing in Seoul)

초록

(연구배경 및 목적) 현대도시에서는 1인 가구의 비율이 해마다 증가하고 있으며, 특히 서울시는 경제 및 문화 중심지로서 청년들의 주거 수요가 높은 도시이다. 1인 가구 급증에 따라 청년주택의 공급을 위해 다양한 유형의 주거공간을 제공하고 있다. 그러나 이러한 주거공간은 기존의 주거공간과는 다른 공간적 특성을 가지고 있다. 우리는 현재 재화와 서비스를 공유하는 공유경제 안에서 살고 있다. 주거역시 공유하는 형태로 발전하여 개인 주거공간과 공유공간이 접목된 청년주택에 대한 수요는 지속적으로 증가할 것이다. 이에 따라 1인 청년주택의 공간적 특성에 대한 연구는 청년들에게 적합한 주거환경을 조성하기 위해 필요하며 청년주택의 방향성과 미래를 고려해야할 사항에 대하여 연구하고자 한다. (연구방법) 본 연구에서는 청년주택에 미래 수요자인 청년들을 위한 공유공간을 제공함으로써 임대주택에 대한 거주민의 공간적 인식을, 변화시키고 주거환경의 질을 향상시키고자 한다. 이를 위해 실질적 수요자인 청년 인 가구의 공간 요구를 충족할 1-2인 가구의 공간 요구를 충족할 수 있는 라이프 스타일과 공유공간의 기능 및 역할에 관한 이론적 고찰을 바탕으로 하여 현재 운영되고 있는 국내・외의 선진 청년주택 사례연구 및 분석을 통해 비교하여 각각의 청년 주택의 공통되는 공유공간, 개인주거공간, 코워킹스페이스 부분을 정의한다. 또한 사적영역과 공적영역을 명확히 구분하여 주거공간의 프라이버시를 높이고 공유공간의 역할 강화를 통해 거주민 간의 커뮤니티를 증대시키고자 한다. 따라서 이러한 기본 방향으로 고려하여, 거주자들이 함께 생활하며 소통하고 교류할 수 있는 환경의 청년공유주택디자인 방향을 모색하였다. (결과) 본 연구에서는 공유경제를 목적으로 하는 청년주택으로 현대 도시에서 젊은 세대의 주거 문제를 해결하는 데 도움을 주는 개념이다. 이러한 주택은 젊은 사람들이 공동으로 생활하며 경제적인 부담을 분담하고, 사회적인 연결성을 형성할 수 있는 기회를 제공한다. 이는 주택 시장의 문제를 완화하고, 지속가능한 도시 개발을 촉진하는 데에도 도움이 된다. (결론) 셰어하우스 형태의 청년주택은 젊은 세대의 주거 문제를 해결하고, 공유경제를 촉진하는 중요한 개념이다. 공간 측면에서는 개인 공간의 확보, 공동 공간의 개선, 유연한 구성 요소, 안전과 보안에 주목해야 한다. 이러한 개선사항을 고려하여 셰어하우스 형태의 청년주택은 젊은 세대에게 보다 나은 주거 환경을 제공할 수 있다.

영어초록

(Background and Purpose) In modern cities, the proportion of single-person households is increasing every year. In particular, Seoul, as an economic and cultural center, is a city with high demand for housing among young people. Due to the surge in single-person households, various types of residential spaces are provided for the supply of youth housing. However, these residential spaces have spatial characteristics that are different from those of the existing ones. We currently live in a sharing economy that shares goods and services. Housing will also develop in the form of sharing, and the demand for youth housing that combines individual and shared spaces will continue to increase. Accordingly, a study on the spatial characteristics of single-person youth housing is necessary to create a suitable residential environment for young people, and this study aims to present the direction and future consideration of youth housing. (Method) In this study, the following methods are carried out to present a design that changes residents' spatial perception of rental housing and improves the quality of the residential environment by providing a shared space for young people who are future consumers. First, it theoretically examines the function and role of lifestyle and shared space that can meet the space needs of one or two-person households that are practical consumers. Second, the common part of youth housing is defined by comparing and analyzing the cases of advanced youth housing currently in operation at home and abroad. Third, a design that clearly separates the private and public areas to increase not only the privacy of residential spaces but also the community among residents by strengthening the role of shared spaces, is presented. Finally, it comprehensively summarizes the matters to be considered when designing youth-shared housing in an environment where residents can live, communicate, and interact. (Results) As a result of comparing youth-shared housing in domestic and overseas cases based on large cities, commonalities in space and operating systems were identified. In other words, considering various shared spaces, individual residential spaces, and co-working spaces as a basic direction, the design of youth-shared housing in an environment where residents can live together, communicate, and interact is designed. Also, the spatial composition characteristics types were derived and presented through case analysis. (Conclusions) Youth housing in the form of a share house is an important concept that solves the housing problem of the younger generation and promotes the sharing economy. In terms of space, attention should be paid to securing personal space, improving communal space, flexible components, safety, and security. In consideration of these improvements, shared house-type youth housing can provide a better residential environment for younger generations.
