초록

1. CONTENTS (1) RESEARCH OBJECTIVES It is necessary to understand how the regional housing market works for making housing policy in the regional balance. Therefore, this study attempt to analyze influential factors on changes in housing price, especially it focuses to examine what kinds of difference exists in each area.
(2) RESEARCH METHOD The research method was that all parts of the country in South Korea divided into three areas: The Capital regions, Metropolises, Provincial cities and set up the analysis models. After then it investigated the characteristic factors (population, comfortableness and convenience, social and economical characters) in each models effect on housing price volatility.
(3) RESEARCH FINDINGS There were 10 major factors in the capital regions influence on housing price volatility such as one person household rate, well-educated populace rate, the elderly rate, park space per capita, performance of construction by volatility, unsold housing volatility, number of household, apartment rate, building permit area and fluctuation rate of land price.
2. RESULTS According to the results, housing volatility were affected by 7 factors in Metropolises in order to the result: financial independence rate, number of enterprise per ten thousand people, building permit area, well-educated populace rate, apartment rate number of cultural facilities, net migrant rate. Finally it investigated that 9 factors were important in Provincial cities such as population density, financial independence rate, local tax per person, apartment rate, net migrant rate, build permanent area, land prices number of companies per ten thousand people, old housing and so on.
