본 연구는 고령사회에 대비한 국가의 여러 정책적 과제 중에서 노인주택 문제점과 노인복지주택의 합리적인 활성화 방안에 관하여 알아보고, 향후 노인복지주택문제의 해결
점을 찾는 단초를 마련하고자 하였다.
본 연구의 결과는 다음과 같다.
노인복지주택의 법, 그리고 제도적 활성화로 활성화 하는 것과 노인복지주택은 사회복
지시설로 공익적 성격을 지니고 있으므로, 인적?물적 시설에 사회적 기준이 적용되어야
하는 노인복지주택의 운영관리를 활성화 하는 것이다. 또한 노인복지주택의 공급관리 활
성화 방안으로 정부와 지방자치단체의 구체적인 노인복지주택 공급계획이 필요하며, 장
기적인 안목에서 수요를 예측함과 동시에 공급책을 마련하고 지역별 불균형을 해소해 나
갈 수 있을 것이다.
마지막으로 노인복지주택은 주택건축과 같은 주택건설기준을 적용받으나 공동주택분양
과 같은 건설에 따른 흑자운영이 보장되지 않기 때문에 민간 기업들의 참여가 미약할 수
밖에 없다. 그러므로 이러한 문제점들을 해결하여 지방자치단체?공기업의 공급주체 참여
확대를 활성화 시켜야 할 것이다.

In this paper, we especially focus on the problem appear in the process ofchanging the traditional nuclear family from the extended family hearth transitional

The results of this study can be summarized as follows.
