본 연구에서는 주거환경의 다양한 변수들이 범죄의 두려움에 영향을 미치는 요인으로 주거 환경 요소와의 연관성에 대한 규명과, 주거유형과 주거환경 요인별로 비공식적 지역사회 통제력을 약화시키는 지역공동체의 집합효율성을 분석하고, 이로 인한 범죄의 두려움과 범 죄피해 경험을 조사 연구하였다.
주거환경 요인은 주거유형별로 지역사회의 사회구조적･물리적 환경 특성에 중요한 영향을 미친다. 이러한 주거환경 요인의 영향은 범죄피해 원인으로서의 환경요소 중 하나로 지역사 회의 비공식적 사회통제에 큰 역할을 담당한다. 비공식적 사회통제는, 특정 지역환경에 대 한 소속감과 지역사회에 대한 애착을 바탕으로 한 사회통합, 이웃간의 안전을 강화하기 위 해 동원될 수 있는 지역사회 수준의 잠재적 자원인 사회자본, 지역의 사회적 통제 내에서 지 역의 문제를 해결하기 위한 구성원들의 역량 결집과 함께 시민 상호관계 및 기대감의 공유 로 나타나는 집합효율 등으로 볼 수 있다. 다양한 주거유형과 주거환경 요인에 따라 무질서･ 집합효율성 저하･주거의 불안정 등 지역사회 통제력 약화의 원인으로서 차이를 보이고 있 다. 아파트 거주자가 다른 주거환경의 거주자에 비해 범죄피해 경험과 범죄의 두려움이 낮 게 나타나는 것은 사회통합･사회자본･집합효율 등의 비공식적 사회통제가 범죄발생 및 예 방에 중요한 요소임을 보여주고 있다.
따라서 다양한 주거환경에서의 거주자들이 갖는 범죄피해 경험과 범죄의 두려움 감소를 위 해 사회과학분야의 제도와 함께 도시공학 및 건축공학과 연계된 제도로서 아파트･단독주 택 및 연립주택 등의 주거환경에 대한 치안･방범 기능의 확보방안으로 ‘방범환경 인증제도’ 와 같은 법적 제도의 마련이 필요하다고 보여 진다.
또한 다양한 주거건축물의 건설 단계별 중 주거유형과 주거환경 요인에 의한 범죄발생의 책임 소재 규명 및 이에 대한 건설 이해당사자 간의 범죄피해발생에 대한 주거환경 건설책 임자가 갖는 분쟁 해결방안 검토 등 구체적인 후속 연구를 통해 범죄의 두려움이 해소될 수 있도록 하여, 안전한 주거환경 확보가 되어야 할 것이다.

영어 초록

This study identifies the relevance of environmental factors and the architectural type of residential environment as a cause of criminal damage and surveys what residential environment weakens the control of architectural type of informal community and researches the fear of crime and crime victimization.
Social structural, and physical environmental characteristics can be significantly affected by the type of construction of the residential environment in the community. The effect of the residential environment, a cause of criminal damage, one of the environmental factors of the community informal social control, plays an important role. Informal social control, social integration based on the specific local environment for a sense of belonging and community attachment, potential resources; social capital that can be mobilized in order to enhance the safety of the neighbors, seems to appear expectations of sharing within the area of social control efficiency together to solve the problems of the region and the competency of its members mobilize for civil interrelationships. Depending upon the architectural type in a residential environment, they had different causes of the disorder, a set of efficiency degradation, residential instability, weakening community control. The fact that apartments residents fear about crime and crime victimization less than the other occupants of the residential environment, tells us what criteria, such as social cohesion, social capital, collective efficiency of informal social control, are an important element to prevent crime. Therefore, crime-preventing function of none-apartment residents and single-family homes and townhouses environment must have legal and institutional guidelines to improve the community's clean-up activities to strengthen informal social control make it more difficult for potential criminals to crime so that good citizens feel safe in their own environment. Also, specific follow-up study on the fear of crime as a residential environment should be improved as well as the factors responsible for the residential environment of the construction step-by-step dispute type of crime occurs and in that situation, attorney solution to resolve the dispute between the parties for the construction of this dispute.
